Air Tightness Testing & Consultancy for Existing Buildings

We offer air tightness testing and consultancy services for all types of existing buildings.

Whether it’s a draughty home or a large commercial property, our experienced team of Air Tightness Technicians can identify air leakage paths and provide solutions to improve your building’s energy efficiency.

Why is Air Tightness Testing Existing Buildings important?

It is estimated that around 75% of the homes standing today will still be in use by 2050. With the UK Government committed to reaching net zero carbon emissions by then, improving the energy efficiency of existing buildings is essential. Whether through MEES or PAS 2035, enhancing insulation, heating systems, ventilation, and air tightness will play a crucial role in meeting these targets.Poor air tightness can lead to discomfort for occupants, increased energy demand, and inefficient HVAC system performance—ultimately driving up running costs. Air tightness testing helps improve a building’s air permeability by identifying and sealing gaps and cracks in the building fabric. This reduces uncontrolled air infiltration, enhances occupant comfort, and lowers energy bills. For PAS 2035 projects, properties are typically tested both before and after renovation to ensure that air tightness improvements do not compromise the ventilation strategy. Our experienced technicians can quickly identify air leakage areas using:

  • Smoke Testing
  • Thermal Imaging (Thermography)
  • Anemometers

Buildings are estimated to account for around 23% of the UK’s carbon emissions, with approximately 77% coming from residential properties and 23% from commercial and public sector buildings. To achieve the UK Government’s target of net zero carbon emissions by 2050, improving EPC ratings and retrofitting existing properties under PAS 2030 or PAS 2035 have become key strategies. Air tightness testing is increasingly recognised as a cost-effective way to enhance a building’s energy efficiency.

In addition to the 2050 target, the Minimum Energy Efficiency Standards (MEES) state that buildings with an EPC rating of ‘F’ or lower can no longer be let. For landlords and building owners, an air tightness test can sometimes be a quick and effective solution to achieve compliance.

At Quodox Energy, we offer consultancy services and ‘pre-test’ inspections to identify potential air leakage paths within a building. Our service includes a site visit followed by a detailed report with photographs, helping you address as many air leakage points as possible before the formal air tightness test.
