Why is Air Tightness Testing required in Domestic Properties?

Excessive air leakage not only creates discomfort for occupants but also increases a building’s energy consumption, leading to higher carbon dioxide (CO₂) emissions.To support the UK Government’s commitment to improving energy efficiency and reducing carbon emissions from buildings, air tightness testing was introduced as a requirement under Part L1A of the Building Regulations in 2006 for newly built residential properties.In addition to meeting regulatory standards, many self-builders and property owners opt for voluntary air tightness testing to enhance sustainability and achieve certifications such as Passivhaus and BREEAM.

Air tightness testing is a method used to measure the amount of conditioned air that escapes from a building due to unsealed gaps or cracks within its thermal envelope—also known as air leakage or air infiltration. In simple terms, this test determines how ‘draughty’ a property is.

Also referred to as air pressure testing or air leakage testing, each assessment follows a standardised procedure outlined in CIBSE TM23: ‘Testing Buildings for Air Leakage.’ These tests are carried out by accredited air tightness contractors to ensure compliance with industry regulations and energy efficiency standards.
