SBEM, or Simplified Building Energy Modelling, is the UK government's approved methodology for calculating the energy performance of commercial properties. It assesses the overall thermal efficiency of a building and estimates the annual energy consumption of internal services such as heating, cooling, ventilation, lighting, and hot water. Each SBEM calculation also provides an estimate of the building's annual carbon dioxide (CO2) emissions when in use.
SBEM assessments are required for all newly built non-domestic properties with a heated or cooled environment and an internal floor area exceeding 50 sqm. These assessments ensure compliance with Building Regulations, including Approved Document L: Volume 2 (England & Wales), Document F (Northern Ireland), and Section 6 (Scotland).
In some cases, SBEM calculations may also be necessary for large commercial extensions, major refurbishments, conversions, or the ‘fit-out’ of shell and core units.
